Plan · Sales & escrow
Off-plan sales, with the escrow rules built in.
From reservation to handover on one record. Units lock for one buyer and release on their own, the SPA waits for KYC, and escrow releases never run ahead of certified construction.

Sound familiar?
Units get double-booked
Two agents promise the same unit, and a reservation with no deposit blocks it for weeks.
Payment plans live in a separate tracker
Milestone invoices go out late because nobody linked them to the construction stage.
Escrow is checked after the fact
Draw requests are compared with the engineer's certificate by hand, if they are compared at all.
How it works
Sales & escrow, step by step.
Follow each buyer on the deals board
Every deal moves from enquiry to handover, and advances by itself when its reservation, contract or payment is complete.

Reserve with a countdown
A reservation or EOI locks the unit for one buyer, for 24 hours by default. If the deposit isn't paid in time, the unit goes back to inventory automatically.

Clear KYC, then sign the SPA
The SPA is created from the reservation once KYC and AML checks pass. Buyer, seller and escrow agent each sign, and Form F covers secondary transfers.

Bill milestones, release against progress
Payment plan milestones are billed when their construction stage is reached. Buyers pay into the project's escrow account, and the developer can draw only what certified progress allows, with a separate approver on every release.

FAQ
Questions we hear a lot.
How does it follow Dubai Law 8/2007?
Each project has its own escrow account. Buyer payments go into it, releases are capped at certified construction progress and need a separate approver, and 5% is retained for one year. Buyer statements and refunds come from the same account.
Does it handle ready units as well as off-plan?
Yes. Ready and off-plan sales share the deals board, reservations, KYC gate and SPA. Payment plans and escrow apply to off-plan projects, and Form F covers secondary transfers.
Is it connected to our escrow bank?
The escrow rules, approvals and statements run inside PropertyHive today. A live bank connection is not part of the standard setup and is scoped with you during onboarding, as is DocuSign, which is integration-ready.
