PropertyHive

Landlords & family offices

Your own portfolio, fully in view.

PropertyHive puts every unit, lease, cheque and invoice on one record, so you can see what each building earns, what is overdue and what is coming up for renewal without asking anyone for a spreadsheet.

The challenge

What we hear from teams like yours.

01

The numbers arrive late

Month-end figures come from three people and two spreadsheets, and they rarely agree.

02

Cheques sit in a safe

Hundreds of post-dated cheques, tracked in a register only one person really understands.

03

Renewals catch you off guard

A lease expires, the tenant asks for terms, and nobody has checked what the rent index allows.

With PropertyHive

What changes.

One view of the whole portfolio

The executive dashboard shows occupancy, collections and arrears across every building, and profitability is reported by building, unit and portfolio. Export to Excel, PDF or CSV when the family or the bank asks.

Every cheque accounted for

Each post-dated cheque is tracked from expected to cleared, deposited in batches by bank, and routed to replace, re-present or legal if it bounces.

Renewals prepared ninety days out

Renewals are built 90 days before expiry and checked against the legal rent cap. An offer above the cap is blocked, with the reason in plain language.

A forecast you can explain

A 60-month revenue forecast built lease by lease, with base, upside and downside scenarios and a per-unit breakdown of how each number is reached.

FAQ

Questions we hear a lot.

We own a few buildings, not hundreds. Is this too much?

You start with the modules you need, usually leasing, finance and the PDC Desk, and add others later. The data model is the same whether you hold one building or fifty.

Can we keep each property company separate?

Yes. Properties sit under legal entities and portfolios, so each company keeps its own books and reports while you still see the combined position.

Can we move our existing cheque register and leases across?

Yes. Tenants, leases and cheques import from a structured Excel workbook and are matched to the right lease and payment line.

Is the forecast produced by AI?

No. It is rule-based and built lease by lease, so every figure can be traced back to a lease, a unit and an assumption you can change.
