The rent cap, applied before anyone asks
Each building inherits the rules of its emirate: the notice period, the locked clauses and the allowed increase. Every calculation comes with a reason a tenant can read.

Sound familiar?
The index check is done by hand
Someone looks up the rental index, works out the band in a spreadsheet, and hopes the renewal letter matches.
Rules change, systems don't
A regulator announces a freeze, and the fix waits in a developer's queue while renewal offers go out.
Clauses drift between contracts
A mandatory clause is deleted from one agreement, and the Arabic version no longer says what the English one does.
How it works
Compliance engine, step by step.
Set the rules once, per jurisdiction
Six jurisdiction profiles cover Dubai, Abu Dhabi and the free zones. Each holds the authority, VAT, currency, notice and grace periods, locked clauses and rent rules. Link a legal entity to a profile and every building under it follows.

Calculate the allowed increase
In Dubai, the rent is compared with the DLD Smart Rental Index under Decree 43. In Abu Dhabi, the ADREC cap applies, including the 0% freeze. The 90-day notice rule is checked on every renewal.

Read the reason, keep the record
Each result comes with one sentence explaining it. Late notice, rent above the index or a missing registration is flagged. The calculation is saved to the audit trail with the rule version used.
“Each result comes with one sentence explaining it.”
Register the contract
The Ejari and Tawtheeq workflow covers new, renewal and termination registrations, with the certificate and receipt kept on the lease. The government connection is integration-ready.

Capabilities
Everything it takes, in one place.
Six jurisdiction profiles
Dubai, Abu Dhabi and free zones, each with its authority, VAT, currency, notice and grace periods.
Decree 43 bands
0% if the rent is no more than 10% below the index, then 5%, 10%, 15% or 20% as the gap widens.
ADREC cap and freeze
One flat cap for Abu Dhabi, with the 0% freeze tracked by date.
90-day notice rule
An increase without notice in time is flagged, and the renewal cannot carry it.
Rule changes without code
When a regulator changes the rules, enter a new dated rule period. Earlier calculations keep the version they used.
Plain-language reasons
Every result says why, in one sentence, and is saved to the audit trail.
Bilingual clause library
English and Arabic clauses, versioned and approved by legal before use, joined into lease and offer templates.
Locked clauses
Mandatory clauses are added to every contract under the profile and cannot be removed or edited.
DIFC excluded
Properties in DIFC sit outside the RERA rent-cap rules, and the engine treats them that way.

FAQ
Questions we hear a lot.
What happens when the rent rules change?
You add a new rule period with its start date. Renewals from that date use the new rule, and earlier calculations stay on record with the version they used. No code change is needed.
Does PropertyHive register leases with Ejari and Tawtheeq?
The Ejari and Tawtheeq workflow, including the certificate and receipt, is built into the lease. The connection to the government systems is integration-ready and switched on during onboarding.
Does it work in Saudi Arabia?
Jurisdiction profiles support SAR, Arabic and bilingual contracts across multiple entities. Ejar registration is on the roadmap.
