Real-estate groups

Many entities, one standard.

Subsidiaries in different emirates, different rules and different approval habits. PropertyHive gives the group one way of working, while each entity keeps its own books, rules and people.

The challenge

What we hear from teams like yours.

01

Every subsidiary does it differently

Discounts approved by email in one company and by signature in another, with no record of either.

02

Group reporting is a project

Consolidating occupancy and collections means collecting files from each entity and reconciling them by hand.

03

The budget ignores the leases

The budget is built top-down in a spreadsheet, so nobody can say which leases it assumes will renew.

With PropertyHive

What changes.

Rules set per jurisdiction, not per person

Each entity's properties follow a jurisdiction profile holding the authority, VAT, currency, notice and grace periods, locked clauses and dated rent-increase rules. When a regulator changes a rule, you add a new rule period.

One approval matrix for the group

Leases, offers, transfers, settlements and evictions route through approvals you design without code, test before publishing and keep under version history. Maker-checker applies to refunds and escrow releases.

Executive dashboards, role by role

The portfolio command centre shows each executive what their role allows, down to field-level permissions, and exports to Excel, PDF and CSV. Scheduled reports go to up to 10 recipients.

Forecast versions that become the budget

The lease-by-lease forecast moves from draft to submitted, approved and locked, with accuracy measured against actuals. The approved version queues for your D365 budget (integration-ready), and the data warehouse and API connectors are live.

FAQ

Questions we hear a lot.

Can one installation hold several legal entities?

Yes. Legal entities, portfolios and properties are part of the master data, and each property follows the jurisdiction profile for where it sits.

How granular are permissions?

Role-based access is checked against the database on every request, with field-level permissions. Staff use MFA, and the audit log covers AI actions and chat take-overs.

Can we get the data into our own warehouse?

Yes. The data warehouse connector and the API and webhooks are live, and a SIEM feed is available for your security team.

Do you integrate with Dynamics 365?

The D365 connector is integration-ready: receipts and budget versions are queued for it, and it is switched on and tested during onboarding.
